Esse foi o maior aumento anual desde 2013, quando os pre\u00e7os subiram 13,74%.<\/p>\n\n\n\n<p>O aumento superou a infla\u00e7\u00e3o acumulada de 4,64%, representando uma alta real de 3,09% nos pre\u00e7os, de acordo com o IPCA calculado at\u00e9 novembro e o IPCA-15 de dezembro.<\/p>\n\n\n\n<p>Paula Reis, economista do DataZAP, atribuiu esse cen\u00e1rio ao crescimento acima das expectativas da economia brasileira, com destaque para o fortalecimento do mercado de trabalho. \u201cA melhora nas condi\u00e7\u00f5es econ\u00f4micas permitiu a expans\u00e3o do cr\u00e9dito imobili\u00e1rio, principalmente nos segmentos popular e de m\u00e9dio padr\u00e3o\u201d, explicou.<\/p>\n\n\n\n<p>A taxa de desemprego caiu para 6,1% no trimestre encerrado em novembro, o menor \u00edndice da s\u00e9rie hist\u00f3rica iniciada em 2012, segundo a PNAD Cont\u00ednua. J\u00e1 o Produto Interno Bruto (PIB) teve crescimento estimado em 3,5%, acima da proje\u00e7\u00e3o inicial de 1,7%.<\/p>\n\n\n\n<p>Esses fatores favoreceram o mercado imobili\u00e1rio, impulsionando o aumento nos pre\u00e7os de venda em quase todas as cidades monitoradas.<\/p>\n\n\n\n<p>O \u00cdndice FipeZAP acompanha os pre\u00e7os de im\u00f3veis em 56 cidades brasileiras. Entre as capitais, Curitiba liderou os <a href=\"https:\/\/latamreports.com\/br\/aposentadoria-pelo-inss-fica-mais-dificil-em-2025-veja-o-que-muda\/\">aumentos<\/a>, com alta de 18%, seguida por Salvador (16,38%), Jo\u00e3o Pessoa (15,54%) e Aracaju (13,79%). A \u00fanica cidade que registrou queda foi Santa Maria (RS), com um recuo de 1,5%.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Pre\u00e7os M\u00e9dios por Metro Quadrado<\/h2>\n\n\n\n<p>Em dezembro, o pre\u00e7o m\u00e9dio do metro quadrado foi de R$ 9.366. Com isso, um apartamento de 50 m\u00b2 custou, em m\u00e9dia, R$ 468,3 mil.
