O dado, divulgado nesta segunda-feira, 29, indica que os pre\u00e7os acompanhados pelo \u00edndice ficaram, em m\u00e9dia, mais baixos ao longo do ano. Ainda assim, a queda do indicador n\u00e3o significa, necessariamente, redu\u00e7\u00e3o nos valores dos alugu\u00e9is em 2026.<\/p>\n\n\n\n<p>Em dezembro, o IGP-M teve recuo de 0,01%, ap\u00f3s registrar alta no m\u00eas anterior. Segundo a Funda\u00e7\u00e3o Getulio Vargas, o desempenho foi influenciado principalmente pelos pre\u00e7os no atacado, que t\u00eam maior peso na composi\u00e7\u00e3o do \u00edndice. Ao longo do ano, fatores como a desacelera\u00e7\u00e3o da economia global, a menor press\u00e3o de custos e a melhora das safras agr\u00edcolas ajudaram a conter reajustes ao longo da cadeia produtiva.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Atacado puxa defla\u00e7\u00e3o, mas consumidor segue pressionado<\/h2>\n\n\n\n<p>O principal respons\u00e1vel pela queda do IGP-M em 2025 foi o \u00cdndice de Pre\u00e7os ao Produtor Amplo, que responde por 60% do c\u00e1lculo. Em dezembro, o <a href=\"https:\/\/latamreports.com\/br\/ipca-15-previa-da-inflacao-sobe-048-em-setembro-com-alta-da-conta-de-luz\/\">indicador<\/a> recuou 0,12%. No acumulado do ano, a queda foi de 3,35%, refletindo o recuo de mat\u00e9rias-primas e bens intermedi\u00e1rios. J\u00e1 os bens finais tiveram leve alta no \u00faltimo m\u00eas do ano, embora em ritmo mais moderado.<\/p>\n\n\n\n<p>Por outro lado, os pre\u00e7os ao consumidor n\u00e3o seguiram o mesmo movimento. O \u00cdndice de Pre\u00e7os ao Consumidor, com peso de 30%, subiu 0,24% em dezembro e manteve alta moderada ao longo de 2025. Press\u00f5es em servi\u00e7os, habita\u00e7\u00e3o, educa\u00e7\u00e3o e transportes impediram um al\u00edvio mais amplo no custo de vida das fam\u00edlias.<\/p>\n\n\n\n<p>Outro componente do \u00edndice, o \u00cdndice Nacional de Custo da Constru\u00e7\u00e3o, tamb\u00e9m avan\u00e7ou no ano. Em dezembro, houve desacelera\u00e7\u00e3o mensal, mas no acumulado de 12 meses a alta chegou a 6,01%. O movimento reflete, sobretudo, aumentos em m\u00e3o de obra e servi\u00e7os ligados \u00e0 constru\u00e7\u00e3o civil.<\/p>\n\n\n\n<p>Diante desse cen\u00e1rio, especialistas alertam que a defla\u00e7\u00e3o do IGP-M n\u00e3o garante queda autom\u00e1tica dos alugu\u00e9is. Em contratos que ainda utilizam o \u00edndice como refer\u00eancia, o reajuste anual pode ser menor ou at\u00e9 negativo, dependendo das cl\u00e1usulas previstas. No entanto, muitos contratos firmados nos \u00faltimos anos migraram para o IPCA, que segue em trajet\u00f3ria de alta.<\/p>\n\n\n\n<p>Al\u00e9m disso, a din\u00e2mica do mercado imobili\u00e1rio pesa de forma decisiva. Oferta restrita, demanda aquecida e renegocia\u00e7\u00f5es de contratos vencidos costumam sustentar pre\u00e7os mais elevados.
