O pre\u00e7o m\u00e9dio na cidade alcan\u00e7a R$ 57,59\/m\u00b2 por m\u00eas, o que significa que um apartamento de 50m\u00b2 custa, em m\u00e9dia, R$ 2.879 mensais.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">As capitais mais caras<\/h3>\n\n\n\n<p>Florian\u00f3polis (SC) ocupa o segundo lugar no ranking, com o metro quadrado a R$ 54,97\/m\u00b2 e <a href=\"https:\/\/latamreports.com\/br\/brasileira-relata-assalto-em-apartamento-alugado-pelo-airbnb-em-paris-e-tentativa-de-estupro\/\">aluguel <\/a>m\u00e9dio de R$ 2.748 para im\u00f3veis de 50m\u00b2. Recife (PE) aparece em terceiro, com custo de R$ 54,95\/m\u00b2, resultando em um aluguel mensal de R$ 2.747.<\/p>\n\n\n\n<p>Os dados refletem o acompanhamento do pre\u00e7o m\u00e9dio de loca\u00e7\u00e3o de apartamentos em 36 cidades brasileiras, sendo 22 capitais. O levantamento considera contratos novos e \u00e9 atualizado mensalmente.<\/p>\n\n\n\n<p>Segundo Paula Reis, economista do DataZAP, fatores como densidade demogr\u00e1fica, oferta limitada de terrenos e alta demanda em \u00e1reas valorizadas pressionam os pre\u00e7os em cidades como S\u00e3o Paulo. Florian\u00f3polis tamb\u00e9m tem atra\u00eddo mais moradores devido \u00e0 qualidade de vida, especialmente ap\u00f3s a pandemia, o que impulsionou o mercado imobili\u00e1rio local.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">As capitais mais baratas<\/h3>\n\n\n\n<p>Na outra ponta do ranking, Teresina (PI) possui o metro quadrado mais barato entre as capitais, custando R$ 22,49\/m\u00b2, seguido por Aracaju (SE), com R$ 24,90\/m\u00b2, e Fortaleza (CE), com R$ 32,61\/m\u00b2. Para um im\u00f3vel de 50m\u00b2, os alugu\u00e9is s\u00e3o de:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Teresina<\/strong>: R$ 1.124<\/li>\n\n\n\n<li><strong>Aracaju<\/strong>: R$ 1.245<\/li>\n\n\n\n<li><strong>Fortaleza<\/strong>: R$ 1.630<\/li>\n<\/ul>\n\n\n\n<p>O pre\u00e7o m\u00e9dio dos novos contratos de <a href=\"https:\/\/latamreports.com\/br\/deputado-gustavo-gayer-e-alvo-de-operacao-da-pf-por-suspeita-de-desvio-de-verbas-publicas\/\">aluguel<\/a> subiu 13,50% em 2024, quase o triplo da infla\u00e7\u00e3o oficial de 4,83% medida pelo IPCA. Essa alta real foi impulsionada pelo mercado de trabalho aquecido, que registrou uma taxa de desemprego de 6,1%, a menor desde 2012. Paula Reis explica que o aumento da renda dispon\u00edvel gera maior procura por im\u00f3veis, impactando diretamente nos pre\u00e7os de loca\u00e7\u00e3o.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Destaques e tend\u00eancias de aluguel para 2025<\/h3>\n\n\n\n<p>Entre as capitais monitoradas, Salvador liderou o aumento percentual, com alta de 33,07% nos pre\u00e7os, seguida por Campo Grande (26,55%), Porto Alegre (26,33%) e Recife (16,17%).<\/p>\n\n\n\n<p>Para 2025, especialistas preveem novos aumentos nos valores de aluguel devido a:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Proje\u00e7\u00f5es positivas para o mercado de trabalho<\/strong>;<\/li>\n\n\n\n<li><strong>Encarecimento do cr\u00e9dito imobili\u00e1rio<\/strong>, que reduz a compra de im\u00f3veis e aumenta a demanda por loca\u00e7\u00e3o.<\/li>\n<\/ul>\n\n\n\n<p>O pre\u00e7o m\u00e9dio do metro quadrado para as 36 cidades monitoradas ficou em R$ 48,12\/m\u00b2 em dezembro de 2024.
